TL;DR
Apartment communities don’t stop needing responsive communication after the leasing office closes. An apartment complex answering service helps properties stay accessible by answering after-hours emergencies, capturing leasing inquiries, screening non-urgent calls against your protocols, and managing overflow during busy periods. Connecticut property managers have trusted Edwards Answering Service for decades to help protect resident satisfaction and leasing conversions from the very first call.
A pipe bursts at 2 a.m. A prospective renter calls about a vacancy while your leasing agent is mid-showing. A tenant gets locked out in the middle of a snowstorm. Apartment living doesn’t pause for business hours. Neither should your ability to respond. If your apartment complex needs an answering service, Edwards can help. Whether you manage a single property or oversee a portfolio of multifamily buildings, partnering with our team can help to ensure every call, from current residents and interested tenants alike, gets a courteous, professional, and prompt response.
Their Next Move Depends on Your First
If your main line rings through to voicemail while your office manager is out on a showing, a potential renter will frequently leave a message and move right on to the next available unit up the street. Professional answering services close that gap by picking up the calls your staff can’t.
The Edwards team regularly fields leasing inquiries directly, providing basic details like pricing, availability, and utility inclusion, and can schedule a showing or collect the caller’s information for your leasing team to follow up.
Emergencies Don’t Wait for Office Hours
When a unit’s pipes freeze — or the furnace goes out on a chilly late January night, a single on-call maintenance crew member won’t always cut it. And voicemail? Forget it. Tenants need to know someone is reachable, day or night.
Edwards Answering Service can assist your property by:
- Answering after-hours emergency maintenance calls
- Handling overflow calls during business hours
- Scheduling showing appointments for prospective tenants
- Following your customized emergency escalation procedures
- Delivering messages through your preferred method, whether text, email, or your client web portal
Here, every account is set up to follow your property’s specific policies, so residents and prospects reach the same experience your own staff would provide.
Everyday Calls Matter Every Bit as Much
Not every call is a crisis, and residents still expect a helpful response for the run-of-the-mill: a question about rent payment, a package that hasn’t arrived, move-in or move-out details, or even just a general question about community amenities. A dripping faucet isn’t the same as a flooded ceiling, and our team is trained to tell the difference, logging routine requests accurately and passing them along on your schedule so nothing falls through the cracks between now and your next business day.
A Cost That’s Easier to Justify
Staffing a phone line around the clock, or paying overtime to cover nights and weekends, adds up quickly. An answering service costs significantly less than adding staff dedicated to phone coverage, and that cost doesn’t vary when calls come in. Many property managers find that higher satisfaction among residents and stronger conversion numbers among prospective renters more than offset the investment.

FAQs
Why does my apartment complex need an answering service?
Both prospective residents and current renters are hoping a person, not an automated system, answers the phone when they call with a question or a concern. An answering service ensures leasing calls and maintenance emergencies reach a skilled, compassionate agent instead of voicemail, day or night.
Can an answering service handle maintenance emergencies?
Definitely. Edwards Answering Service follows your customized emergency procedures to screen calls, escalate true emergencies immediately, and route non-urgent requests according to your protocols.
Will an answering service help with leasing inquiries?
Yes. Operators can provide basic property information, such as pricing and availability, schedule showings, and forward prospective tenant details to your leasing staff for follow-up.
Is an answering service affordable for a property management company?
Often, yes. An answering service typically costs less than hiring additional staff to cover phones around the clock, and the rate doesn’t change for after-hours or overnight calls.
Does Edwards work with multifamily housing and property managers?
Yes. Edwards Answering Service has supported Connecticut property managers and multifamily housing operators for years, with accounts customized to each property’s procedures.
